FULL MANAGEMENT SERVICE
Barrat Gray provides a flexible service which can be adapted to meet your particular requirements. In general we provide as our letting services plus….
 
19. Inspection of the property on a regular basis by appointment with the tenant
20. Be the first point of contact for tenants to report repair issues and general tenancy queries
21. Organisation of emergency repairs and general maintenance, which may be required, including the annual gas safety checks
22. A high standard of maintenance with a full team of competent and trustworthy qualified repair contractors
23. Collection of rental payments and provide monthly statements to landlord
24. Credit the landlord’s bank account with the balance of their account monthly, or by arrangement
25. Payment of normal outgoings (by landlord’s instructions)
26. Attend to insurance claims, which may occur during the tenancy
27. Move out the tenant at the end of tenancy, check inventory, collect keys, take final meter readings and inform utilities
28. Security that your property is being looked after in your absence
 
The charge for our let only service is half of one months rent (minimum £300) and our full management commission is 10% per month from the rent collected.

REPAIRS
If any maintenance work is required to your property and is likely to cost more than £100 you will be contacted with an estimate of these costs, prior to any work being under taken (please notify us if you would like to use your own maintenance contractors).
 
Smaller repairs under £100 are frequently undertaken at the time of the inspection purely as this is more cost-effective, rather than incurring further call out charges.
 
In an emergency, that if left unattended, is likely to cause serious damage to the property, an emergency repair is carried out immediately.
 
Barrat Gray has a long standing relationship with many contractors. Contractors who are found to be unreliable or untrustworthy are not invited to quote for future work, regardless of how competitive their fee’s are.
 
All repairs are at the landlord's expense unless they are caused by the tenant, if this is the case the cost will be charged to that tenant.
